1954 Act Rent Determination for Telecoms Site

On 1 May 2026 HH Judge Dodd delivered judgment in the Fleetwood County Court regarding a 1954 Act renewal of a telecoms site. The rent determined was set at £4,500 per annum (inclusive of professional fees). This was a rent determined for a rural unexceptional greenfield site (which the Judge described as a ‘RUG’) . No alternative use value (“ AUV”) influenced the award. This represents a significant increase above the rent of £3,200 per annum (inclusive of professional fees) awarded in the Birmingham County Court in the 2022 New Zealand Farm case, presided over by the Deputy President of the Upper Tribunal acting as a County Court Judge.
